June 14: Property owners in the Calcutta Municipal Corporation area will get time till August 28 to calculate their tax dues under the new unit-area assessment system.

The last date for submission of self-assessment forms (SAF) was May 30. The civic body has extended the date by 90 days, said a senior official today. SAF are the documents that property tax payers need to fill in and submit to the CMC to generate the tax bill.

Unit-area assessment was introduced on April 1 with the promise of making the tax more rational. The civic body has said that those who are unnecessarily paying a high tax will have their burden reduced, while those unjustly paying a low tax will have to cough up more. The increase or decrease in tax cannot, however, be more than 20 per cent of the existing tax.

The civic body has started organising camps in various wards and boroughs for the benefit of taxpayers. In these camps, civic officials are explaining to taxpayers how to fill in the SAF and answering their questions.

One such camp will start at the Borough IX office on Belvedere Road from tomorrow and will continue at least a week. A similar camp is likely to begin at the Borough VIII office at Triangular Park soon.

Data such as ground coverage, plot size, area of water body in the compound and the width of the road in front of the property is needed to fill in SAF. A flat owner also has to know the measurement of the common area, which includes staircases and lobby.

Help desks have been opened at all e-Kolkata Citizen Service Centres, common collection centres or treasury offices of the CMC and the civic headquarters on SN Banerjee Road. The SAF is available at all these places. The forms can also be downloaded from the CMC website( https://www.kmcgov.in/KMCPortal/jsp/KMCPortalHome1.jsp). Online submission of the form is allowed.

"Those submitting the form online will not need to stand in a queue. Also the property tax bill will be generated instantly in case of online submission," said a CMC official.

Wards 142, 143 and 144 in Joka are not under unit-area assessment.
