New building rules come into force

The development authority has amended its Planning and Building Standard Regulation after nine years. Now, all plot owners will have to leave space for roads according to the type of the buildings.

Bhubaneswar, June 1: The development authority has amended its Planning and Building Standard Regulation after nine years. Now, all plot owners will have to leave space for roads according to the type of the buildings.

Green building norms will also became mandatory for new buildings. Rainwater harvesting system and solar rooftops will be mandatory for houses built over an area of 300sqm and more, while apartments using 10,000 litres of water a day would have to install plants to reuse or recycle wastewater.

A senior official of the Bhubaneswar Development Authority said that the amendments have been made based on recommendation of the Union government's model building bye-laws. "The new rules have come into force on May 23 and it cover all aspects of environment and quality infrastructure," said the official.

The rules also mandate to adequate parking spaces for respective buildings. "The new rules have been framed keeping in view all possible aspects to ensure quality infrastructure for the city," said mayor Ananta Narayan Jena.

The new rules, which will be called BDA Planning and Building Standard Regulation 2017, would also make provisions for construction of structures near ancient monuments and special government buildings.
