Guwahati, March 13: Real estate firm Uttarayan Group today launched a premium residential complex — Uttarayan Ville — spread over six acres (18.5 bigha). The promoters claim that the project is one of the largest of its kind in the city.
“As many as 435 flats are being constructed under the project in two phases. Five blocks will be completed in the first phase and flats will be handed over to the clients, who have booked the flats today, in three-and-a-half years.
The second phase, having 10 blocks, will be over by 2021,” Deepjyoti Baruah, the director of Uttarayan Group, told reporters here at the launch.
The project, located at Kahilipara, is being developed under Teron Constructions Pvt Ltd, a unit of the group.
The property, with 74 per cent of the area as open space, will have a 58,000 square feet designer-landscaped garden with modern amenities, a 10,000 square foot club house, in-house academies, a jogging track, pathway and multipurpose rooms, among others.
Construction started in November last year following environmental clearance and assurance from the Guwahati Municipal Corporation for water supply.
Having already delivered over 4,50,000 square feet of quality homes in the city since 2004, the residential complex is the group’s ninth project.
“Piling has been completed in all the towers while the foundation work for three towers has been completed,” Baruah said.
Given that the Northeast falls in the high-risk seismic zone V, the builders have resorted to structural engineering, using the best materials. “The structure has been taken care by city-based Zenith Engineering and Consultancy. We are using premium quality ductile steel that is used in high-risk seismic zones,” Baruah said.
The Assam Real Estate and Infrastructure Developers Association (Areida) claims that all structurally-engineered buildings in the city can withstand an earthquake of eight on the Richter scale and are hence safe.
