What should I do before buying a flat as far as waterproofing is concerned?

If it pertains to only a flat, one should check that the joints of the tiles have been filled properly in bathrooms and toilets. Also inspect joints of window frames. If not fitted properly, water seeps in through the gaps. If it is a terrace flat, one needs to take extra precaution as the top of the flat receives most of the rainfall.

Before buying such a home, go to the terrace and inspect the joints on the top of the parapet. Check if drain outlets have been finished properly. Find out if the slope of the terrace enables water to drain out. A waterlogged terrace might lead to a damaged ceiling. At times, there is no option left but to redo the terrace.

If I am building a home, what are the things to keep in mind?

Several, starting from the roof, external wall and bathrooms to the pipeline and the floor.

Roof: Ensure that proper waterproofing is done on the roof. Cement or acrylic coating should be done and there should be a slope.

External wall: Ensure that the waterproof coating bridges the hairline cracks on the surface. Bathroom: See that all pipe fittings are joined properly and the floor given water treatment. The tiling should be done with tile adhesive and the joints filled up with grout.

Pipeline and floor: Sealants should be used for joining tiles.

What if I face seepage problems after a few years?

In such a situation, it is important to have the right diagnosis and then address the problem accordingly, says Murgesh Bhustali, the head of training in the construction chemicals division of Pidilite Industries.

Until now, terrace waterproofing has been done with brick bat coba or surkhi and lime. Sometimes, tarpaulin and bitumen are also used. But it is advisable not to use them as they can damage the structure of the building, Bhustali adds.

The solution is eliminating the source of water or diverting the water. Alternatively, the flow channel can be blocked. Both methods may be used simultaneously to get the best results.

Can I start on repairs when the monsoon is in full swing?

You can, but only inside the house. For the exterior, you have to wait, till the monsoon passes.

How can I stop leakage in pipes without changing them?

Pipes need not be changed, only the joints have to be sealed. But if a pipe has broken, then you definitely have to change it, before the damage gets too much.

Is there any association or body of weatherproof experts I can directly get in touch with?

There is no such body though there is a need for one that can give independent solutions without favouring any brand.
