Get ready to pay new property tax

Ranchi Municipal Corporation (RMC) will start collecting property tax as per the new slab from Wednesday.

Ranchi Municipal Corporation (RMC) will start collecting property tax as per the new slab from Wednesday.

Residents can either download self-assessment forms for property tax from RMC website or collect them from Jan Suvidha Kendras and ward offices across its 55 wards from 9am to noon. They have time till February 8, 2017, to make the payments, failing which they will face action.

"From Wednesday, the property owners will be provided with a 15-digit unique holding number that will be retrospectively effective from April 1, 2016. We have also simplified the tax assessment processes so that people don't face trouble in calculating their tax," municipal commissioner Prashant Kumar said.

For residential buildings, tax will be levied on 70 per cent of the total built-up area. For flat owners, the calculation will be on 70 per cent of the super built-up area, including parking space. For commercial establishments, tax will be imposed on 80 per cent of the total built-up area.

Kumar said the city, at present, had around one lakh residents with holding numbers, who paid property tax. But, the total number of taxable property is around 2.5 lakh.

"People whose tax amounts will be below Rs 10,000 will not be allowed to pay through instalments. Those whose amounts exceed Rs 10,000 but below Rs 20,000 will be allowed to pay through two instalments, between Rs 20,000 and Rs 30,000 in three instalments and between Rs 30,000 and Rs 40,000 in four instalments," Kumar said.

To help residents in making assessment of their tax, around 200 tax collectors from Sparrow Softech will visit every household from Wednesday. People can also call the tax collectors for any query at the toll-free number 180001212241 or at 7145511/12/13/14.

Kumar said the residents could pay the tax in cash, cheque or demand draft to the collectors. "After the payment, RMC officials will verify whether self-assessment has been correctly done," he said.

Anyone undervaluing the property would be penalised.

The municipal commissioner said that from Wednesday, the moment a resident purchased a property, it would automatically get registered on RMC server. "An SMS will also be sent to the purchaser's mobile phone, asking him to get a holding number and pay tax," he added.
