Skyscraper overcomes height hurdle

The developers of The 42, the tallest upcoming residential tower in the city, have submitted a fresh plan to the Calcutta Municipal Corporation to build another block after receiving the green light from the Airports Authority of India, which had earlier objected to its height.

Calcutta: The developers of The 42, the tallest upcoming residential tower in the city, have submitted a fresh plan to the Calcutta Municipal Corporation to build another block after receiving the green light from the Airports Authority of India, which had earlier objected to its height.

Chowringhee Residency Pvt Ltd on Monday received a no-objection letter from the Airports Authority of India (AAI) for the 65-storeyed structure, with a height limit of 260 metres. The AAI had earlier imposed a height restriction of 198m, which would have required demolition of the top 12 floors of the tower.

With the block now cleared, the developers are now intent on getting the second tower sanctioned.

The AAI has given the developers time till February 1, 2019, to complete the taller tower. "We plan to complete the 65-storey building by June. We will start work on the adjacent smaller tower simultaneously," said Amarnath Shroff, the chairman of Alcove Realty, a partner in the project.

The smaller tower, which can be accessed from Little Russel Street, was not affected by the height restriction and yet the civic body was not inclined to review the sanction plan as both structures are part of the same 215-cottah premises, Shroff said.

The second building will have 30 storeys. There will be 51 units in the second tower, each measuring 3,500 sqft compared to 7,800 sqft in the taller tower. "The smaller tower will have a separate club house and car park, apart from an individual access road," Shroff said.

Each unit in the taller tower is priced at Rs 15-20 crore depending on the level. The smaller tower is likely to sell at Rs 5.5-6 crore per unit.

The developer, however, has dropped the idea of building an illuminated dome atop the taller structure as that would take up another 20 metres.
