Patna: The real estate regulatory authority (Rera) in Bihar has sent notices to some of the top web portals of the country that provide information about real estate in different states. The notices have been sent in the wake of the failure of these portals to mention the Rera registration number of the ongoing projects in Bihar while mentioning about them in the website.
"These web portals have been given the notices because in technical terms they are working as an agent for providing a platform using which developers and prospective buyers can interact. They cannot do so unless and until the ongoing project is registered with Rera Bihar," authority member Rajiv Bhushan Sinha told The Telegraph.
He, however, didn't share the details of the web portals to which notices had been served, maintaining that the authority was waiting for a detailed reply and the aim was to protect the rights of the consumers and not to damage anyone in the real estate market.
"Let their reply come first," added Sinha.
The Rera has been set up in accordance with the provisions of the Real Estate (Regulation and Development) Act, 2016, to usher in complete transparency in the real estate sector and regulate it in accordance with the provisions of the act. According to the provisions of the act, all the ongoing projects need to be registered with the authority and also the builders going for new projects need to do the registration work before going to the public for spreading information about the project.
In addition to tightening the noose around the players who have pan-India presence in the real estate market, Rera Bihar, after its formation in March this year, has also started taking action against the local players.
Sinha said in the past 10 days, notices had been served to six local builders who were executing the project without following the rules stipulated in the Real Estate (Regulation and Development) Act, 2016.
The tough stand taken by the authority has led to a rush of builders who are coming in large numbers to get their ongoing and new projects registered with it.
So far, 250 builders have applied online for registration out of which 150 have submitted the hard copies of the documents. "We are verifying the documents, and registration of all those who meet the conditions of the act would be done in the shortest possible time," said the Rera member.
