I had bought a 20-year-old flat in a complex near the Usha factory in 2000. The promoters had made the first sale in 1987 and the second in 1997. I bought it in 2000 and applied for mutation in 2005 with the CMC.
Since there is no response, I visited the office in the middle of February. I was asked to produce the C form and the completion certificate. The flat is already mutated in the name of the first and the second purchasers and I have the originals of the mutation.
The CMC should not have asked for the papers for the old properties that are already mutated in their register. Where and how can I get details of the C form? It is not a co-operative flat.
I.J. Raman, NSC Bose Road
The Telegraph got in touch with officials of the CMC with your queries. They have requested you to get in touch with Argho Sikdar in Borough 11.
From what you have written, getting the mutation done should not be a problem in case it has been done twice and the records are with them. It looks like there has been some communication gap.
I bought a flat in a complex that has a club. It is seeking monthly subscription, though we are not using the facility. The company took money for building the club at the time of purchase. Please let me know whether we are bound to give the fee from the day the club started operating.
D.N. Ghosh, Calcutta
It depends on the agreement you had with the builder. If it says that a monthly subscription is to be paid, you have to pay irrespective of whether you are using the facilities.
You can also surrender the membership and desist from paying.
I have bought a flat in Calcutta jointly with my wife. After registration of the flat, I have noticed in the deed a minor spelling mistake in my name in the typed portion but my signatures have no mistakes. What should I do to avoid any problem in future?
S. Pal, Calcutta
It is not a big problem and there is no need to worry. Talk to the lawyer who helped you in registering the property. He will help you.
